In Bristol, where places at top state and private schools are keenly fought for, buying agent Jerome Lartaud, co-founder and director of Domus Holmes Property Finder, said families would pay premiums of up to 20% above guide price to grab a home close to the sought-after state secondary, Redland Green School.

“We secured a lovely property for clients during Covid, which had an initial guide price of £1.2m,” he said. “But, due to fierce competition from several London buyers, it resulted in achieving a sale price of close to £1.5m.”

He adds:

Despite the end of the peak-Covid race for space, buyers are still paying over the odds for good homes near quality schools. “Those houses tend to go under offer within a couple of weeks of being listed for sale … [although] …during Covid those houses would have been under offer within a matter of days.”
