If you are relocating to a new area or you have found a suitable property but would like to know more about the area before committing further, we can assist you in making a better informed decision. Our area reports are full of useful and relevant information to help you decide if a particular area is where you want to be. A typical area report will include information about: average property sale history (including guide price and value), local area statistics, environmental search, schools, crime, transport links and local amenities.

View & Report

If you have found a property (or several) that you like but lack the energy or time to arrange and attend viewings, we can provide assistance by attending the viewing(s) on your behalf and delivering a comprehensive and detailed report and assessment, including recommendations and options to add value and improve the property condition.

Purchase Progression

Our purchase progression service is an excellent option if you have found and viewed a property and want to put in an offer but have neither time nor inclination to deal with the entire purchase process.

We will advise on bidding and offer tactics, how to negotiate the best terms and we will oversee the entire conveyancing process right through to completion of your purchase.

Pre-Purchase Assessment

If you need a professional buying agent’s opinion on a property you have found online or have viewed, simply send us the property and agent details and we will prepare an analytical Pre-Purchase Assessment Report within days.

The Report will contain: property sales history, strength and weaknesses of the local market, house prices and comparables, rental values/demand and yields, local area statistics and much more.

This service is designed to assist you in deciding if a particular property is suitable for your lifestyle, meets your expectations and requirements and is worth pursuing further.

Property Pulse

We have created this service specifically to help you if you are unsure about: what or where to buy; how to navigate the buying process; whether to sell or let your home in order to downsize; or how to start building a property rental portfolio.

This is a consulting service centred around your personal circumstances and devised to provide guidance on any aspects of property processes you may need assistance with.

We can help first-time buyers to navigate the home buying process, upsizers (and downsizers) on how to assess their best options, buyers and sellers on how to negotiate the best price. We can also advise on how to deal with estate agents when buying, selling (or renting) a property.

This service is designed to answer your questions as and when they arise.

Sales Assistance

If you have found your new dream property and need to sell your current one, our sales assistance service can assist you.

We will organise and attend agent valuations, negotiate the best selling price and terms on your behalf and help you choose an agent that is right for you and your property. We can also recommend solicitors, surveyors and any necessary additional third parties you require.

This service is only available if you have retained us for your property search.

Post Purchase

Once you have completed your property purchase the work may still not be over. Our post purchase service means that we can still be on hand to help you in anyway possible to get your property ready for its intended purpose.

This may include identifying property management companies to manage the lettings, securing quotes for refurbishment services (such as painting, flooring, kitchen/bathroom purchasing and installation, etc.) and undertaking project management and overseeing all renovation work.

We can also advise and manage on interior design and decoration, acquire furnishing packages for rental accommodation or staging and be on site for the delivery of items you have ordered.
